Straight answers

What does it cost me to have you represent me?

Commission is negotiable and always set out in writing before you commit to anything — there is no standard rate, and any agent who tells you otherwise is being careless. Since 2024, buyers sign a written representation agreement stating exactly how their agent is paid before touring homes. I will walk you through that document line by line, and you will know the number before we start.

I'm not sure whether to sell now or wait. Will you tell me honestly?

Yes. Sometimes the right advice is to wait a season, finish a repair first, or refinance instead of selling. That answer costs me a listing and saves you money, and it is the reason people come back and send their friends.

What is my home worth?

More than an online estimate can tell you. Automated valuations do not know that your kitchen was redone, that the house backs onto a busy road, or what three similar homes actually closed at last month. I will prepare a valuation by hand from comparable sales and current buyer activity, and send it to you with the comps attached so you can see the reasoning — no obligation attached.

Do I work with you, or with an assistant?

With me. You have my direct line, and the person who advises you on strategy is the person who shows up to your inspection and negotiates your contract.

I'm a first-time buyer. Is that too small a deal?

No. First-time buyers usually need the most explanation and get the least of it. Expect a slower first conversation, a walkthrough of the whole process on paper, and lender introductions if you do not have one yet.

How does off-market access actually work?

Some sellers prefer not to list publicly — for privacy, timing or tenant reasons — and those properties circulate through brokerage networks and direct relationships instead. It is not a secret database; it is knowing who is quietly thinking about selling. It matters most for investors and for buyers in tight segments, and it will never be presented to you as a substitute for a proper search.

How much preparation does my home really need before listing?

Less than most people fear, and different from what they expect. Some repairs return several times their cost, and some renovations return almost nothing. I will walk the property with you and give you a prioritized list with rough costs, so you can decide how much you want to spend rather than being handed a single all-or-nothing plan.

Can you help me sell one home and buy the next at the same time?

That coordination is a large part of the work. Sale and purchase timelines get aligned, and where the fit is not perfect we look at rent-backs, contingent structures and bridge options — with the trade-offs of each explained before you choose.

How do I verify your license?

California DRE #02213258. You can look it up on the California Department of Real Estate public license lookup, and I would encourage you to do that with any agent you consider.

What happens after a first consultation?

You get written next steps and then you decide. There is no drip campaign and no pressure — if the timing is not right, I would rather be the person you call in a year.
